As you may have noticed recently, the number of blog posts on M2JL STUDIO and Modern Ottawa has decreased significantly over the past few months. That’s because I’m starting a new chapter and embarking on a new and more creative adventure that involves drawing, painting, sketching and more. It’s something that I’ve been putting off for a long time but now it’s time for me to just make the jump, fully immerse myself in it and see where this takes me.</div>

<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130120.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130120.001.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
We're now on the main floor of the <a href="http://m2jlstudio.blogspot.ca/2012/12/model-home-redesign.html">Fusion project</a>, in the powder room. The powder room is a place where you can be a little bold when it comes to decor, as it's a small and confined space that is somewhat separate from the rest. So I went for something a little more dramatic for this room while using the same basic color scheme. </div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130120.002.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em; text-align: center;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130120.002.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
</div>
<div class="separator" style="clear: both;">
<br class="Apple-interchange-newline" />I didn't want to clutter this small space, so instead of adding art frames on the wall, I made the walls the art pieces. I found a really nice tile that reminded me of a waterfall when installed vertically and had them installed on the largest wall. I wanted to also add river rocks along of the walls, but because of the way some visitors let their kids loose in model home, it was too risky. The river rocks might have ended up in different parts of the house. So I opted for a neat wallpaper with a river rocks pattern to go behind the pedestal sink instead. </div>
<div class="separator" style="clear: both;">
<br /></div>
<div class="separator" style="clear: both;">
There's not a lot of space to add decorative items in a space like this. So I didn't use a lot of accessories. Just two green plants to add a bit of color and life. </div>

<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.001.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
For the second bedroom, I imagined the occupant would be a teenager (boy or girl) and decided to make this room a little more bold. As you can see I used the exact same furniture as in the previous model home, but completely changed the color scheme. I'm happy I was able to find another bedspread within budget, because it would have been harder to integrate the previous one in a new scheme. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.002.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.002.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.003.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.003.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
One major decor element was to have stripes painted on the wall and the ceiling. Not sure if the painters were too happy with this, but I love the impact it has as you enter the room. It gives it more energy. I also found a couple interesting accessories. I really like the table light with a glass base that I found on sale at Winners. It was perfect to for the little elephants I placed inside. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.004.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.004.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.005.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.005.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
On the other side, I wanted to add something interesting and simple and decided to go with wall stickers from Blik of the Dancers illustrations by Keith Haring. They're fun and are perfect for a teen's room without being gender specific. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.006.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130117.006.jpg" /></a></div>

<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.001.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
One of the bedrooms had to be furnished as an office, so I decided to use the room next to the <a href="http://m2jlstudio.blogspot.ca/2013/01/model-home-redesign-part-3.html">bathroom</a>. All the furniture, except for the two orange chairs were repurposed from previous model homes. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.002.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.002.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
It's interesting how things develop during the decorating stage of a project : it's part planning and part scavenger hunt and part luck. For the office, it started with the Solmyra frames from IKEA. I really liked them and I decided to add them to the decor during the planning phase. I figured they would have a great visual impact as they would be the first thing you see when you enter the room, on even when you just pass by. </div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
As I was looking for more accessories during the installation phase, I picked up the photo frame in the shape of a hand (on the desk) and found a the wall clock with the hand signs instead of numbers. As I look back at the room, it seems like I subconsciously found pieces that fit a "hand" theme for the room, which is appropriate for an office as it relates to working. </div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.003.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.003.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.004.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.004.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
I always think about how a person will use the space I design, and for me a home office needs a visible calendar. What better way to keep track of all your tasks and appointments than to always have them in your line of sign as you're working, without it cluttering your desk. So on the opposite wall, I created a monthly chalkboard calendar but cutting a large chalkboard wall sticker into squares. Next to it, I also added a weekly chalkboard calendar. This wall sticker was very difficult to install because of all the wholes in it (each letters and lines). One was more then enough for me! </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.005.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.005.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.006.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130115.006.jpg" /></a></div>

<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.001.jpg" /></a></div>
<br />
<div style="text-align: justify;">
Next to the <a href="http://m2jlstudio.blogspot.ca/2013/01/model-home-redesign-part-2.html">master bedroom</a> is the top floor bathroom. I was allowed to make a few modifications aside from the selection of colors and finishes from the available palette. So I decided to change the standard builder's mirror for two smaller and more interesting ones above each sink. I like how they contrast with the wall behind it. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.002.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.002.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: left;">
<span style="text-align: justify;">I learned a while ago that it's important to consider what the mirror reflects in your design and I always keep that in mind. I knew from the floor plan that there was going to be a large wall facing the mirror so I decided to have it covered with a mural. This particular one, called Dadelion, comes from Murale Unique.</span></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.003.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.003.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
When selecting the mural, I made sure it would pick up some of the colors from the room (e.g. the tile, the frame of the mirror above the bath and the cabinets). Notice how the mural is also reflected above the tub, and again on the glass of the shower. Using reflection in your concept can help you make the most of your design elements. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.004.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130113.004.jpg" /></a></div>

<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.001.jpg" /></a></div>
<div style="text-align: justify;">
And we're back for part 2 of <a href="http://m2jlstudio.blogspot.ca/2012/12/model-home-redesign.html">the model home redesign</a>. Above is what the master bedroom looked like before. I had to reuse the furniture and as much art and accessories as possible, while changing the look of the new master bedroom. </div>
<div style="text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.002.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.002.jpg" /></a></div>
<div style="text-align: justify;">
I went for a slightly different color palette and decided to install an accent wallpaper behind the bed as a focal point. You can see it being installed above by the master and his apprentice. After many considerations, I chose the <a href="http://www.wallpapersandborders.co.uk/accents-decorline-by-premier-924-c.asp">Accents Decoline wallpaper DL30462 by Premier</a>. I almost looked like fabric on the wall. </div>
<div style="text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.003.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.003.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
To further soften the space, the window wall was covered with a sheer fabric installed by Ottawa Drapery. It gives a very neat effect. I was fortunate to find a new bed sheet set on sale from Winners within budget and a couple accessories from Bouclair (accent pillows, lamps and owl) to top off some of the accessories that were in the previous model home (vase and photo frames). </div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.004.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.004.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div style="text-align: justify;">
Facing the bed, I had enough space to reuse an existing table an bought a Louis Ghost chair imitation from Structube at a reasonable price. The lamp and wall mirrors are from Rona. I was looking for an original mirror for a the makeup table and the mirrored wall decals from from <a href="http://www.mur-murdeco.com/">mur * mur</a> fit the bill. ( I ended using a lot of their product throughout the house, so you'll see a few more decals for this project). I like how the pieces of mirrors reflect the wall paper on the other side. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.005.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.005.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.006.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.006.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: center;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
The door next to the table, leads to the walk-in closet. I turned it into a mini jewelry box using a special paint from Rona called Metallic Accent. It's not an easy paint to apply on a wall. It took the painters a couple tries to get it right. I'm glad the general contractor used to specialize in faux finishes so he was able to show them how to apply the paint properly to get the full effect. With the special lighting fixture I added, everything inside shines and the reflection of the light on the wall is quite impressive. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.007.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/M2JLSTUDIO/2013/20130106.007.jpg" /></a></div>

<a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.001.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/2012/M2JL2012/20121213.001.jpg" /></a></div>
<div style="text-align: justify;">
I recently completed an interesting project for <a href="http://www.junic.ca/">Junic</a>, a prominent building developer in Gatineau. My mandate was to decorate the model suite of one of their new townhomes, using most of the furniture from the phase 1 model suite, while giving the new home a completely new feel. Challenge accepted!</div>
<div style="text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
<a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.004.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/2012/M2JL2012/20121213.004.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
Over the next couple posts, I'll be showing you the transformation and final result of this 1700 square foot home project, build to attract new buyers and make a lasting impression. As shown on the floor plan above, this two-storey home includes three bedrooms, two and a half bathroom, and a finished basement.</div>
<div class="separator" style="clear: both; text-align: justify;">
<br /></div>
<div class="separator" style="clear: both; text-align: justify;">
<a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.002.jpg" imageanchor="1" style="clear: right; display: inline !important; margin-bottom: 1em; margin-left: 1em;"><img border="0" src="http://m2jlstudio.com/images/2012/M2JL2012/20121213.002.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
You can see above pictures from Phase 1, including some of the furniture I had to reuse like the sofa, the table, the beds the night table, etc. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.002.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em; text-align: justify;"><br /></a><a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.002.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em; text-align: justify;"><br /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
<a href="http://m2jlstudio.com/images/2012/M2JL2012/20121213.003.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="http://m2jlstudio.com/images/2012/M2JL2012/20121213.003.jpg" /></a></div>
<div class="separator" style="clear: both; text-align: justify;">
Here's a sneak peak of my work. I dramatically changed the colors and went for a completely different theme. Paint is the easiest and least expensive way to transform a place. Add some clever accessories and you have a completely new space. This was important since the floor plan of both townhomes are very similar. Over the new few posts, I'll be going over each room to show you what I've done, so stay tuned for more details soon. </div>

<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.001.jpg" /></div>
<div style="text-align: justify;">
On a recent trip to Las Vegas, we went to eat at <a href="http://www.caesarspalace.com/casinos/caesars-palace/restaurants-dining/beijing-noodle-no-9-detail.html">Beijing Noodle No 9</a>, one of the many restaurants located in Cesars Palace. After seeing the restaurant's unique design on a TV show and hearing about their hand made and hand stretched noodles, I had to go see it for myself and try it out.</div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.002.jpg" /></div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
My first thought, when we finally found the place was "WOW". The entrance is flanked on two sides with giant fish tanks, where the swimming fish act like animated art on the "wall". Inside, the walls and ceiling are covered with what seems to be laser-cut steel sheets that gently curve at the junctions between the walls and the ceiling, giving them a seamless look. The pattern from the steel sheets gives a great amount of texture and dimension to the space, which is essentially monochrome but certainly not boring. </div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.003.jpg" /></div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
I love the attention to detail in this place. When you look up, you can see through the steel sheet that the ceiling above it has been covered with a covering similar to the pattern of the sheets, giving it another dimension, almost like shadows.<br />
<br />
The ceiling is essentially a beautifully designed drop ceiling, hiding most vents and anything else that would alter the overall look of the space without compromising their function. It would be great to see ideas like this integrated in commercial spaces such as offices and schools. It's so much better than the <a href="http://en.wikipedia.org/wiki/File:Suspended-ceiling-0a.jpg">generic drop ceiling tiles</a> we see everywhere here. </div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.004.jpg" /></div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
I'm not a big fan of the TV in this kind of place, but at least they are very thin. Perhaps in the future, there would be a way to project images directly on the wall surface instead. </div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.005.jpg" /></div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
The main kitchen is partially opened, so you can sit at the bar and watch the cooks. The indirect lighting under the counter was a nice touch. This bold yet minimalist design is the work of a Japanese firm called <a href="http://www.design-spirits.com/english-beijing-noodle-no-9/">design spirits</a>. Not surprisingly, they won several awards for this project dating from 2009. </div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.006.jpg" /></div>

<div style="text-align: justify;">
<br />
<br /></div>
<div style="text-align: justify;">
<b><span style="font-size: x-large;">The food</span></b></div>
<div style="text-align: justify;">
We tried the Lan Zhou La Mein with Sliced Beef, the War Wonton Noodle Soup and the BBQ pork buns. It was good. My favorite was the Wonton because the broth was light. Why was it called War Wonton? Because it was made with "shrimps fighting against pork", thus the word "war" in it. The beef soup was very flavorful but a little heavier than I expected. The pork buns were good, the "bread" tasked like regular white bread. I probably would have preferred steamed buns. Overall it was a great experience and I would definitely go back to try a couple other dishes. </div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Beijing Noodle No 9 - Las Vegas, Nevada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120815.008.jpg" /></div>

<div dir="ltr" style="text-align: left;" trbidi="on">
</div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Oliver & Bonachi Café Grill Toronto, Canada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120721.001.jpg" style="margin-left: auto; margin-right: auto;" />
</div>
<div style="text-align: justify;">
I recently went to eat at <a href="http://www.oliverbonacini.com/Yonge-Front.aspx">O&B in Toronto</a> and was inspired by the many design features of the place, so I decided to take some pictures and share them with you. The style of the restaurant is an eclectic mix of country, industrial and contemporary decor. As you come in, the main focal point is the reception desk with a wall covered in bright white horizontal wood panels, adding texture behind the contrasting black logo. Adding the light on the sides and top, give the display even more impact. You can't miss it! Also, notice how the designers cleverly used that wall to create an intimate and cozy booth behind the reception desk. The three suspended glass fixtures emphasize the focal point even more without hiding the logo. <span style="background-color: white;"> </span></div>
<div style="text-align: justify;">
<span style="background-color: white;"><br /></span></div>
<div style="text-align: justify;">
<span style="background-color: white;">It's probably not from the designer, but I'm not too fond of the <a href="http://www.ikea.com/ca/en/catalog/products/70011793/">IKEA Kitchen cart</a> in front of the desk. It takes away from the overall look. I think it would have been better to keep most of the books behind the counter, leaving only a couple at the time on the counter. I would also ditch the freestanding poster. </span></div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Oliver & Bonachi Café Grill Toronto, Canada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120721.003.jpg" style="background-color: white; margin-left: auto; margin-right: auto;" /></div>
<div style="text-align: justify;">
Another interesting design solution is how the designers created different sections with the use of color and architectural features. On the left, the chairs are whites and the ceiling is a little lower. On the right (which really was the center of the room), the ceiling is a little higher and has purple panels. That section is also anchored by the wine bottle display in the back and the series of organic light fixtures above the booths. Notice also that the chairs in this section are black on one side of the table and the other side have booths, which create a separation from the other side. </div>
<div style="text-align: justify;">
<br /></div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Oliver & Bonachi Café Grill Toronto, Canada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120721.002.jpg" style="margin-left: auto; margin-right: auto;" />
</div>
<div style="text-align: justify;">
On the wall facing the bottle display wall are a series of enclosed booths, which is where we sat down. The same light fixtures used at the reception desk were used above each table. The wall were covered with metal ceiling panels. The design of the ceiling panels was emphasized with indirect lighting above and below them. This created a very nice mood.</div>
<div style="text-align: justify;">
<img alt="M2JL STUDIO | Oliver & Bonachi Café Grill Toronto, Canada" src="http://m2jlstudio.com/images/2012/M2JL2012/20120721.004.jpg" style="margin-left: auto; margin-right: auto;" />
</div>
<div style="text-align: justify;">
The food was good. I would give it 8/10. The B.C. Albacore tuna tataki (left) was excellent and refreshing. The Japanese Chicken Ceasar Salad (centre) tasted really good, but the chicken was a little dry and the presentation could use a little help. The dessert (right) was excellent. It was an apple & wild blueberry crumble with Madagascar vanilla gelato. The candle and chocolate message (you can only see a little portion of it at the bottom) was a special add-on from our waitress. <br />

Here's a sneak peak of the progress from the NYC loft inspired model condominium I'm currently working on. It's definitely looking more like a condo. The furniture and appliances should arrive relatively soon. I'm also looking forward to accessorize the space and show you the final result. It's going to make a big difference.<br />

<img alt="model condominium Ottawa Gatineau modern design NYC inspired" src="http://m2jlstudio.com/images/2011/20111121.002.jpg" /> When I think of a loft, I think of brick wall. It's one the main features I wanted for this space. The tall entrance wall was the perfect location for these brick veneers. They give the space a nice texture and warmth. These artificial bricks are from a company called <a href="http://www.speka.ca/">Speka</a>. I selected the VersaBrick- Urbain. There are two wall sconces on that wall (you can see one of them in the top right photo). Once the lights are on, it will further emphasize the texture.<br />

The walls in the guest bedroom and the master bedroom have been painted the same color, but the sun exposure gives them a different look. I've planned something special for the feature wall in each room. I'm looking forward to show it to you once it's ready. <br />
<br />

<img alt="model condominium Ottawa Gatineau modern design NYC inspired" src="http://m2jlstudio.com/images/2011/20111121.006.jpg" /> For the kitchen, we're only missing the appliances and accessories. I love the pendant lights above the counter. (I'll take more detailed pictures next time). They are large glass bulbs that don't take up a lot of visual space and distract from the kitchen.<br />
<br />
<img alt="model condominium Ottawa Gatineau modern design NYC inspired" src="http://m2jlstudio.com/images/2011/20111121.007.jpg" /> The backsplash is really fun.<br />
<br />
<img alt="model condominium Ottawa Gatineau modern design NYC inspired" src="http://m2jlstudio.com/images/2011/20111121.008.jpg" /><br />
Above is a view of the future dining area. I chose a simple pendant light. I wish I could have used the same as the ones above the counter in the kitchen but it was unfortunately not possible. Still looks good so far.<br />
<br />
Did you notice that the baseboards are painted the same color as the wall? This was to create a more modern look. When you paint the baseboard the same color as the wall, they essentially disappear and help create various architectural 3D shapes.<br />
<br />

I'm happy with the bathroom progress so far as well. It's fairly neutral right now (just the way I like it) and the accessories will give it personality. Since it's an entry level condo, the counter is a laminate which eliminates the possibility of an under-mount sink. Using a light colored laminate minimizes the contrast between the sink and the counter, so they still read as one uniform block.MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-11637491222399972232011-10-10T14:25:00.000-07:002011-10-10T14:26:41.029-07:00MINI MAKEOVER FOR RENTERS<img alt="Smart Tile peel & stick back splash black and white kitchen modern" src="http://m2jlstudio.com/images/2011/20111010.001.jpg" /><br />
<div style="text-align: justify;">Many rental units don't come with a backsplash in the kitchen, which is not always convenient or interesting. Chances are if you're renting, you most likely won't go to the trouble of installing glass tiles or ceramic tiles in your kitchen. For this rental unit I used <a href="http://www.thesmarttiles.com/">Smart Tiles</a>. They look just like glass tiles but they are made out of some sort of gel. They also come in different sizes and colors. The ones I chose were relatively easy and quick to install and cost less than $100. Removing them should be a breeze. According to the instructions, all you need is a hair dryer. <br />

I previously wrote a post on <a href="http://m2jlstudio.blogspot.com/2011/09/inspired-by-new-york.html">a mood board for a condo</a> that I'm working on. Above is the approved furniture layout for the space. It includes two bedrooms, a bathroom, a laundry room, a kitchen and an open space with a nook for the living and dining area. I had to work with the existing wall configuration since it's a model suite, and I'm really happy with it.<br />
<br />
<img alt="sample board tile floor backsplash condominium" src="http://m2jlstudio.com/images/2011/20111003.002.jpg" /><br />
The selected samples are fairly neutral to reflect that sought after urban look. You can see some of the samples above for (01) a high gloss grey finish for some pieces of furniture, (02) backsplash in the kitchen, (03) ceramic floor tiles, (04) granite counter in the kitchen, (05) accent tiles in the bathroom, (06) laminate counter in the bathroom, (07) cabinets, (08) accent wall paint, (09) door wall paint, (10) main wall paint, (11) ceiling paint, (12) fabric sample for the sectional, (13) fabric sample for the chaise, (14) fabric sample for the banquette, (15) floor sample. <br />
<br />
I had an opportunity to visit the site after the drywall was installed. You can see below a view of the future dining area with the little nook for the den on the right. Behind the half wall are stairs leading up to the condo. A main feature I thought of for this space is the brick wall. It will add a nice texture to the room. I'm looking forward to seeing the final product.<br />
<img alt="construction condominium" src="http://m2jlstudio.com/images/2011/20111003.003.jpg" /><br />
<br />
The preliminary selection of furniture for the dining area includes a banquette from <a href="http://gromano.com/">G. Romano</a>, three pendant lights from <a href="http://www.kendallighting.com/">Kendal lighting,</a> three <a href="http://www.eliteliving.ca/Rochelleside.html">Rochelle chairs</a> from Elite Living, the new<span class="Apple-style-span" style="color: #333333; font-family: Verdana, sans-serif;"><span class="Apple-style-span" style="font-size: 11px; line-height: 18px;"> </span></span><a href="http://www.ikea.com/ca/en/catalog/products/60206611/">Tranetorp table</a> from IKEA and a <a href="http://www.zonemaison.com/34865">Lego vases</a> from Zone Maison. </div><div style="text-align: justify;"><img alt="moodboard dining area" src="http://m2jlstudio.com/images/2011/20111003.004.jpg" /><br />
<br />
For the table setting, I'm leaning toward something simple. I like the idea of placing table runners along the short side of the table like in the top left photo by <a href="http://alkemie.blogspot.com/2008/11/table-settings-for-dinner-happy.html">alkemie</a>. I also like the contrast between the charcoal runner, the white tableware and the yellow flowers and lemons in the top right photo by <a href="http://paratinovia.com/create-your-own-diy-table-settings-yellow-charcoal-grey-white">paratinovia</a>. I spotted these really neat <a href="http://www.cb2.com/table-linens/dining/%27s-runner/f6821">#'s runners and placemats</a> from CB2. They look perfect for my color scheme. </div><div style="text-align: justify;"><br />

<div style="text-align: justify;">Part of my work with Central was to help unit owners select finishes for their kitchen. We created color schemes that best suited their needs and budget, based on the available samples. The owners had to choose from a group of nine cabinet samples, eleven countertop samples and fifteen backsplash samples. The available colors were neutral for the most. It's always a good idea to choose a neutral palette for items that are fixed and use bright colors as accents for items that can easily be changed at a reasonable price (in case you grow tired of a particular color).<br />
<br />
<img alt="Central Condominiums Kitchen cabinet selections" src="http://m2jlstudio.com/images/2011/20110928.010.jpg" /><br />
<img alt="Central Condominiums Kitchen countertop selections" src="http://m2jlstudio.com/images/2011/20110928.011.jpg" /><br />
<img alt="Central Condominiums Kitchen countertop selections" src="http://m2jlstudio.com/images/2011/20110928.012.jpg" /><br />
<br />
Needless to say, there are a lot of possible combinations : 1485 to be exact (just for the kitchen). That's a little more than 6 times the amount of available units! So it would have been possible to make sure that none of the kitchens in the building would be identical. Granted, not every sample works well together and some finishes were more popular than others. Still, the owners had a lot of choices and it was fun putting various combinations together during our meetings. </div><div style="text-align: justify;"><br />
</div><div style="text-align: justify;">All in all, there is an interesting range of color combinations for kitchens throughout the building. The installation of the kitchen happens after the walls have been primed. Prior to fabricating the cabinets, the kitchen suppliers visited the site and checked the dimensions of the kitchen space in various units, marking down the position of each appliance.<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.002.jpg" /><br />
<br />
After carefully checking the dimensions on site, the kitchen suppliers started delivering and installing the cabinets a couple weeks ago. On a recent visit to the site, I took pictures of the progress in some units where the kitchens were almost completed. The surface still needs to be washed, but you can still see how different combinations of color can alter the mood of the spaces, as shown below:<br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.003.jpg" /><br />
With a medium colored cabinet, the white glass backsplash and white countertop brightens and freshens the look. <br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.004.jpg" /><br />
The metal backsplash is a nice contrast against the dark textures cabinets and the dark counter. Once the track lights are up, it will look spectacular.<br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.005.jpg" /><br />
The lighter cabinets with the warmer countertop and backsplash softens the look of the space and gives it a bit more traditional look while staying contemporary.<br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.006.jpg" /><br />
Using the same traditional style counter with the darker cabinet and complementary glass backsplash, modernizes the look a little more than the previous combination. <br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.007.jpg" /><br />
The dark countertop and backsplash mixed with the lighter cabinet gives a very graphic look due to the high contrast. This look is more dynamic and will look great with a bold accent color. <br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.008.jpg" /><br />
It's possible to go completely dark with a dark cabinet, dark countertop and dark backsplash. With the white appliances contrasting the dark finishes, this combination will require a good balance of color with the accessories. Using stainless steel or black appliances instead, this space could look very sexy with dark walls to get more of a lounge ambiance.<br />
<br />
<img alt="Central Condominiums Kitchen dark cabinet white glass backsplash white counter interior design" src="http://m2jlstudio.com/images/2011/20110928.009.jpg" /><br />
The darker cabinets also look great against the white countertop and white glass backsplash, which softens the look of the kitchen and brightens the space. </div>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-69525558008912386862011-09-13T19:57:00.000-07:002011-09-13T19:58:52.857-07:00CENTRAL CONDOMINIUM : INSIDE THE COURTYARD<div style="text-align: justify;"><img alt="Modern Ottawa Central 1 Condominiums courtyard construction" src="http://m2jlstudio.com/images/2011/20110913.001.jpg" /><br />
As some of you already know, the amenities at Central 1 include an interior courtyard. This feature essentially allows everyone living in the condo to have a shared backyard in the city. While the priority is to complete the units, work is also being done in the courtyard. I've been taking pictures of the courtyard as subtle changes occurred, documenting the process. Last week all the original construction material was gone and some workers were preparing the ground. I have enough pictures to show you a bit of the evolution of the courtyard so far. <br />
<br />
<img alt="Modern Ottawa Central 1 Condominiums courtyard construction" src="http://m2jlstudio.com/images/2011/20110913.007.jpg" /><br />
<img alt="Modern Ottawa Central 1 Condominiums courtyard construction" src="http://m2jlstudio.com/images/2011/20110913.002.jpg" /><br />
Previously the courtyard was the perfect location to store various building materials. There was even a little "office" (blue box on the right). The big red structure on the right is for the crane used to lift items. It's really high.<br />
<br />
<img alt="Modern Ottawa Central 1 Condominiums courtyard construction" src="http://m2jlstudio.com/images/2011/20110913.008.jpg" /><br />

<br />
Once most of the windows of units facing the courtyard were in, almost everything was taken out. You can see the concrete slab underneath.<br />
<img alt="Modern Ottawa Central 1 Condominiums courtyard construction" src="http://m2jlstudio.com/images/2011/20110913.004.jpg" /><br />
<br />
Last week, it lookeds like rigid insulation was added on the side wall and the ground was water proofed. I'm looking forward to see how this looks later on. Also given the fact that the building is so close to the neighboring house, some of the workers were also repairing the roof of the house next door, which was much needed.<br />

I plan to use a neutral color palette with grays and whites, warm it up with natural wood and add some interest with bright yellow accents. As I was putting this together, I realized that my mood board is in line with one of the design trends from imm cologne named Surprising Empathy. Below is a collection of materials that was put together by a team of experts earlier this year to illustrate that particular trend. I guess I'm on the right track :) </div><img alt="trends 2011 surprising empathy" src="http://m2jlstudio.com/images/2011/20110912.002.jpg" />MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-45623456282603181282011-09-05T16:23:00.000-07:002011-09-11T10:15:51.270-07:00CENTRAL CONDOMINIUM : LOS ANGELES MODEL<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110902.001.jpg" alt="Central Condominium Modern Ottawa" /> <img src="http://m2jlstudio.com/images/2011/20110902.002.jpg" alt="Central Condominium floor plan Modern Ottawa" /><br/>The construction process is going well at Central and the rooms are taking shape. The Los Angeles is another available model that faces North. It's a two-bedroom-two-bathroom unit. There are seven units with this floor plan in the building.</p><br/><p style="text-align: justify; font-family: arial;"><span style="font-family: arial;">It's nice to see the finished walls. It makes a big difference. You can see below a before and after of the view of the entry from inside the unit. It's not completely done but it's well under way. You can also see a portion of the master bedroom with the closet opening on the right and the smaller opening leading to the ensuite on the left.</span></p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110902.008.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><img src="http://m2jlstudio.com/images/2011/20110902.006.jpg" alt="Central Condominium Construction Modern Ottawa" /></p><br/><p style="text-align: justify; font-family: arial;">For a lot of the units, the cabinets are in. Here you can see below the popular Tuxedo finish in one of the Los Angeles units.</p><br/><img src="http://m2jlstudio.com/images/2011/20110902.009.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><p style="text-align: justify; font-family: arial;">This model has a compact kitchen tucked in a nook. I took pictures of this nook at different stages of construction to see the evolution of that space. The fridge will be placed in the large opening on the left and the stove and fan will be placed in the opening on the right. In front of these cabinets, there will be an island attached on the wall to the left that will house a sink and a dishwasher. You can see the pipes protruding from the side of the wall and some of the cabinets are already installed. The owners had a choice between different types of appliances. From the look of it, it looks like this one will have a slide-in stove.<br/><img src="http://m2jlstudio.com/images/2011/20110902.010.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><img src="http://m2jlstudio.com/images/2011/20110902.011.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><img src="http://m2jlstudio.com/images/2011/20110902.012.jpg" alt="Central Condominium Construction Modern Ottawa" /></p><br/><p style="text-align: justify; font-family: arial;">The tiles in the bathroom are also being installed. For example in the ensuite below, you can see the Beta in Crema tiles on the floor and on the wall. In this particular unit, the owner has decided to upgrade the tiles on the wall surrounding the tub, so the tiles on the floor and the tiles around the tub are the same. It gives a nice effect. The grout should follow soon after.<br/><img src="http://m2jlstudio.com/images/2011/20110902.007.jpg" alt="Central Condominium Construction Modern Ottawa" /></p><br/><p style="text-align: justify; font-family: arial;">There's also work being done on the outside. The frames for the railings on the balconies are also being installed.<br/><img src="http://m2jlstudio.com/images/2011/20110902.003.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><img src="http://m2jlstudio.com/images/2011/20110902.004.jpg" alt="Central Condominium Construction Modern Ottawa" /><br/><img src="http://m2jlstudio.com/images/2011/20110902.005.jpg" alt="Central Condominium Construction Modern Ottawa" /></p>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com2tag:blogger.com,1999:blog-3382090738104882470.post-17550623369119588172011-08-23T17:09:00.000-07:002011-09-11T10:15:51.270-07:00Design Tour : The Palms Place<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110823.001.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /><br/>While in Las Vegas, we stayed at the <a href="http://www.palms.com/las-vegas-palms-place/">Palms Place</a>, an awesome design hotel minutes from the strip. This is the same hotel where MTV shot The Real World Las Vegas and the <a href="http://www.palms.com/accommodations/las-vegas-real-world-suite/">3000 sq ft Real World Suite</a> can be rented as well. I'm a big fan of design hotels. Ever since my first experience at the <a href="http://www.germaintoronto.com/en/home">Germain in Toronto</a> (more of a boutique hotel as it's a lot smaller), I was hooked. (I'll probably write about it at some point). Anyway, The Palms did not disappoint. Here's a little tour from my point view.</p><br/><p style="text-align: justify; font-family: arial;">My first impression : "OMG This place is HUGE!". I believe there are 58 stories at The Palms Place and it's connected to the casino and two other towers where you'll find the regular hotel. Still, despite its size, The Palms felt welcoming and cozy.</p><br/><p style="text-align: justify; font-family: arial;">When we arrived we were welcomed by palm trees lining up a small path leading to the entrance. It was so hot in Las Vegas while we were there (between 38 and 43 degrees Celcius!) and there were no clouds, just a big ball of fire in the sky. Coming from Canada, we definitely felt the difference. But we got used to it relatively fast, and now we miss it. It was interesting to notice the subtle architectural features designed to protect people from the sun. For example the porch was huge. It was also very well organized for taxis and cars to come in, with a space for cars to temporarily park in the shade.<br/><img src="http://m2jlstudio.com/images/2011/20110823.002.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.003.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">Just to give you a better understanding of the size of this place, you can see in the photo of the floor plan below where our hotel was located. Our hotel was connected by the Skytube (orange line going from the centre of the Palms Place to the left) to a larger building including a 14-theatre-3,500-seats-movieplex, a very large casino, a food court, several nightclubs, several restaurants, a shop and a pool.<br/><img src="http://m2jlstudio.com/images/2011/20110823.004.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The lobby was very nice, with very high ceiling (maybe 20 ft high) and nice covering on the wall. Even though it was large, it did not feel cold or commercial. I think it's probably due to the warm color palette including warm browns, gold and bright yellow hues and the clever layout.<br/><img src="http://m2jlstudio.com/images/2011/20110823.005.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">I really like the sunken sitting areas, reminiscent of a pool, specially the handle bars leading people inside the sunken area.<br/><img src="http://m2jlstudio.com/images/2011/20110823.006.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.007.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The corridors in the hotel were dark and covered with a neat texture laminate which made the space nice a quiet. I love the wall sconces: Very modern and minimalist. They created a nice ambiance.<br/><img src="http://m2jlstudio.com/images/2011/20110823.008.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">I noticed a lot of neat design features too. For example, there was a set of doors leading to our suite and our neighbor's suite. A bit like a private lobby. I imagine this means that if you come with a group, you can "join" the two and have your own little lobby within the main corridor. Another neat feature was the "do not disturb" and "house keeping" buttons inside the suite. They were connected to a doorbell outside the unit in the mini lobby (there was another from the corridor as well). The doorbell had a light that would turn green if you wanted house keeping and red if you did not want to be disturbed. It surely beats having to call the front desk for housekeeping leaving after the "do not disturb" door sign on the handle like in other hotels.<br/><img src="http://m2jlstudio.com/images/2011/20110823.009.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.019.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">There's a lot of choices, when it comes to the type of accommodation you would like. We choose the Studio, which is the smallest one, as we were only two and didn't need more space. The studio is basically a 600 sf. ft. luxury condo. Below is a picture from the hotel's website, which is what we expected and pretty much what we got. We also asked to have a room with a view of the strip.<br/><img src="http://m2jlstudio.com/images/2011/20110823.010.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">What a view! The only downer is that we didn't have access to the balcony. It seemed to be a touchy subject when we asked the front desk, so we didn't pursue this more.<br/><img src="http://m2jlstudio.com/images/2011/20110823.011.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /><br/>And this was our room.<br/><img src="http://m2jlstudio.com/images/2011/20110823.012.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The room can accommodate 2 to 4 people at a time. It includes a bed and a hide-a-bed in the sectional. The floors were dark hardwood with a carpet inlay in the living area. There were two sets of blinds (a sheer and a blackout), lots of seating options, three TVs (now I really like the idea of having a TV in the bathroom), a walk-in shower and jacuzzi tub, with a frosted glass wall between the tub and the bedroom (shown above).<br/><img src="http://m2jlstudio.com/images/2011/20110823.013.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.014.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The bed was very comfortable, nice and crisp. There was also a lot of storage available too: Two wardrobes, two night tables and a storage low large unit facing the bed and sectional.<br/><img src="http://m2jlstudio.com/images/2011/20110823.015.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">There was marble almost everywhere in the washroom. I also like how the bath was tucked in behind the walk-in shower and far away from the toilet. (Having the bathtub right next to the toilet is one of my pet peeves. How relaxing and luxurious can a bath really be with a view of the toilet?)<br/><img src="http://m2jlstudio.com/images/2011/20110823.016.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">There was also a very neat kitchenette at the entrance with Gaggenau stove top! Everything was in stainless steel (easy to clean and keep clean). The kitchenette was a very well equipped with the stove top, a microwave, a sink, a dishwasher, a fridge with an ice maker, dishes, dish soap,etc. You could easily make this your home if you wanted too!<br/><img src="http://m2jlstudio.com/images/2011/20110823.017.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">Another neat feature was the sliding counter hiding the dishwasher. The light fixtures were fun too, specially the one on the table.<br/><img src="http://m2jlstudio.com/images/2011/20110823.018.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.020.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">We didn't cook. There's just too many great restaurants to try. We had room service for breakfast once. It was very good, but we forgot how portions are much bigger in the US. We ordered a breakfast burrito each but we should have just shared one. I'll keep that in mind for next time :)</p><br/><p style="text-align: justify; font-family: arial;">As far as the amenities, there's a common area on the 6th floor, where you'll find Simon Restaurant Lounge curated by celebrity chef Kerry Simon, a spa, and an outdoor pool. Below is the 6th floor lobby. Notice the walls are brighter as this is more of a public area. I also love the lighting in the wall.<br/><img src="http://m2jlstudio.com/images/2011/20110823.021.jpg" alt="Palms Place Boutique Hotel Las Vegas Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The outdoor space was really nice as well, with cabanas, a shallow pool and a regular pool in the back. The restaurant had a view of the pool too and there was a really neat water fall between two of the cabanas at the entrance. It was very serene. There was also an outdoor bar.<br/><img src="http://m2jlstudio.com/images/2011/20110823.023.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.024.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">We went to Simon a couple times during our stay. It was a feast for the eyes as well as the stomach. There was a lot of neat textured materials used in the space that fitted nicely together.<br/><img src="http://m2jlstudio.com/images/2011/20110823.025.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity Chef Kerry Simon Simon Lounge M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.026.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity Chef Kerry Simon Simon Lounge M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">The food was excellent. I highly recommend it. Hopefully we'll get a chance to come back.<br/><img src="http://m2jlstudio.com/images/2011/20110823.027.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity Chef Kerry Simon Simon Lounge M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.028.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Celebrity Chef Kerry Simon Simon Lounge M2JL STUDIO" /></p><br/><p style="text-align: justify; font-family: arial;">So this concludes a tour of the first part of The Palms. Stay tuned for part 2, where I'll take you on a tour on the other side through the Sky Tube, which connects The Palms Place to the Casino and other portions of the hotel.<br/><img src="http://m2jlstudio.com/images/2011/20110823.029.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Studio Sky Tube Casino M2JL STUDIO" /><br/><img src="http://m2jlstudio.com/images/2011/20110823.030.jpg" alt="Palms Place Boutique Hotel Las Vegas Studio Sky Tube Casino M2JL STUDIO" /><br/><small> Photos : M2JL STUDIO | <a href="http://www.palms.com/las-vegas-palms-place/">Palms Place</a> | <a href="http://www.hauteliving.com/2010/07/haute-dining-chef-kerry-simon-the-rock-n-roll-chef/">Haute Dining</a> | </small></p>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-15184414589107968742011-08-19T16:44:00.000-07:002011-09-11T10:15:51.270-07:00CENTRAL CONDOMINIUM : HRV<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110817.001.jpg" alt="Central Condominium HRV Green LEED Building Canadian Green Building Council Modern Ottawa MOOT" /><br/>Central 1 is registered with the <a href="http://www.cagbc.org/">Canadian Green Building Council</a> as a LEED Silver building. As such, a LEED consultant also works on this project, meeting the trades on a regular basis to check the progress of the building. One of the main LEED features is the presence of a Heat Recovery Ventilator (also known as an HRV or Air Exchanger) in each unit. The HRVs, which will be hidden in the ceiling, contribute to making the building eco-friendly, by reducing energy consumption.<br/><br/><p style="text-align: justify; font-family: arial;">Having access to fresh air is very important in a home, but in Ottawa, fresh air is rather cold most of year. Opening the windows in the winter to let fresh air in and stale air out, also means that the space inside will get cold and will have to be heated again, which wastes energy. Enter the HRV which is essentially a box that "recycles heat" so that you can get fresh air without having to reheat it too much.<br/><br/><img src="http://m2jlstudio.com/images/2011/20110817.002.jpg" alt="Central Condominium HRV Green LEED Building Canadian Green Building Council Modern Ottawa MOOT" /><br/><br/><p style="text-align: justify; font-family: arial;">Here's how it works: In the winter, we know that the fresh air outside is cold and the stale air inside is warm. By having both streams of air passing through the HRV, the heat from the stale air leaving the unit is transferred to the cold fresh air entering the unit. The two air streams don't get in direct contact with each other but there is a transfer of heat that occurs. The heat from the exiting stale air is transferred to the entering fresh air. As a result, the heating system doesn't have to work as hard to heat keep the indoor temperature at a comfortable level and the occupants pay less in energy bills. </p><p style="text-align: justify; font-family: arial;">There are a lot more eco-friendly features in this project. Stay tuned for more.<br/></p>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-525821197375099012011-08-11T19:03:00.000-07:002011-09-11T10:15:51.271-07:00VISITING THE LAS VEGAS MARKET<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110812.000.jpg" alt="Las Vegas World Market 2011"> I recently had a chance to visit the <a href="http://www.lasvegasmarket.com/">Las Vegas Market</a> for the first time, and I was completely gobsmacked. Although I knew it would be big, I was not prepared for the size of this show. I've never seen anything like this. I think all the shows I've been to since I was in design school combined would still not come close the the Las Vegas Market. We're talking three giant buildings of 10 and 16-storeys high. A mega shopping mall for the people in the industry.<br/><img src="http://m2jlstudio.com/images/2011/20110812.002.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.001.jpg" alt="Las Vegas World Market 2011"></p> <br/><br/><p style="text-align: justify; font-family: arial;">The indoor architecture was unbelievable. Take a look at the view from the escalators in Building B. The photos below were taken from the escalators looking up and down. Isn't it beautiful? </p><br/><img src="http://m2jlstudio.com/images/2011/20110812.003.jpg" alt="Las Vegas World Market 2011"> <br/><br/><p style="text-align: justify; font-family: arial;">Every space I visited was labelled and easy to find. The program booklet which had the plans for each floor with the location of each supplier also included colored markers in four corners of each floor. So if you were not sure where you were you could look up to check the color of the light on the ceiling and you would be able to quickly identify your location. Very smart! <br/><br/><img src="http://m2jlstudio.com/images/2011/20110812.004.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.005.jpg" alt="Las Vegas World Market 2011"> <br/><p style="text-align: justify; font-family: arial;"> It's a great place to find out the latest trends from more than 1,500 manufacturers and new resources. Needless to say I did not see everything but I'm glad I got to see some great items and inspiring displays from various suppliers as shown below. <br/><img src="http://m2jlstudio.com/images/2011/20110812.007.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.008.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.009.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.010.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.011.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.012.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.013.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.014.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.015.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.016.jpg" alt="Las Vegas World Market 2011"> <br/><img src="http://m2jlstudio.com/images/2011/20110812.017.jpg" alt="Las Vegas World Market 2011"><br/><img src="http://m2jlstudio.com/images/2011/20110812.018.jpg" alt="Las Vegas World Market 2011"> <br/><br/><p style="text-align: justify; font-family: arial;"> I also discovered a great party room on the roof of one of the buildings connected to a large outdoor roof terrace offering breathtaking view of the mountains surrounding the city. Half of the walls defining the unit have floor to ceiling windows. So there's a lot of natural light that comes in. This larger unit also has an island in the kitchen and a pretty neat walk-in closet.<br/><img src="http://m2jlstudio.com/images/2011/20110727.002.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><br/><p style="text-align: justify; font-family: arial;">The construction of this unit follows the same work breakdown schedule as the other units : first the demising walls, then the interior walls studs, followed by the rough-ins and the gypsum boards.<br/><br/><p style="text-align: justify; font-family: arial;">The following fours images taken in sequence were taken standing in the living room area looking towards the kitchen.<br/><img src="http://m2jlstudio.com/images/2011/20110727.003.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.004.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.005.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.006.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><br/><p style="text-align: justify; font-family: arial;">Similarly, the following four images were taken standing in the kitchen area looking towards the living area.<br/><img src="http://m2jlstudio.com/images/2011/20110727.007.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.008.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.009.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><img src="http://m2jlstudio.com/images/2011/20110727.010.jpg" alt="Central Condominiums Modern Ottawa Miami model" /><br/><br/><p style="text-align: justify; font-family: arial;">There are six Miami models in this project. Each at different levels of completion as the building crew moves towards the top of the building. The ceramic floor in the bathroom and the cabinets should start soon (if not already). It will be interesting to see how the rooms take shape. </p>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-74617552832039704482011-07-26T16:29:00.000-07:002011-09-11T10:15:51.271-07:00STAIR INSPIRATIONS<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110726.000.jpg" alt="rainbow house stairs London" /><br/>The beautiful stairs shown above (source : <a href="http://www.dwell.com/articles/Rainbow-Flight.html">Dwell</a>) are the work of a design firm called <a href="http://www.abrogers.com/projects/view/rainbow-house">Ab Rogers</a> in London for a home called the Rainbow House. The colorful stairs in the middle of a bright white space, are more inviting, fun, and still modern.</p><br/><p style="text-align: justify; font-family: arial;">It seems to me like staircases in large condominium buildings are the most forgotten space when it comes to design. They very often look like a commercial space, even though they are supposed to be part of a home. Taking the stairs in a condo or apartment building is much healthier than taking the elevator, but they are so uninviting, that most people prefer to take the elevator. They tend to become neglected to over time. I think if we would take the time to make them look more interesting, more people would take the stairs more often.</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110726.001.jpg" alt="Staircase Condominiums" /><br/>Take a look at these stairs from a condo in downtown Ottawa. The concrete walls are painted white and the railings are charcoal. It's a little depressing don't you think?</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110726.002.jpg" alt="Staircase Condominiums" /><br/>If it was up to me, or if I was a member of the condo board, I would suggest to add a bit of color. I think the walls would have to stay white to maximize the reflection of the artificial light in the space (it's an energy saving strategy). However, the railing could be painted in different hues as shown below (source: <a href="http://www.housetohome.co.uk/hallway/picture/colourful-hallway-stairs">House to Home</a>). And why not add a colorful art piece on the wall of each landing with the floor number?</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110726.003.jpg" alt="Staircase Condominiums" /><br/>Another great alternative would be to paint the floor a bright color like the stairs from the Benetton store at Oxford Circus (Source : <a href="http://zabigfatblog.blogspot.com/2010/09/stairs-that-matters.html">Zamir's Big Fat Blog</a>). Look at the hues of these stairs. Aren't they more inviting ? The only thing I would change in this picture are the handrails. I don't think they are the best option considering the floor, but to each their own.</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110726.004.jpg" alt="Staircase Condominiums" /></p>MoOt - Modern Ottawa Bloghttp://www.blogger.com/profile/09861918077927383609noreply@blogger.com0tag:blogger.com,1999:blog-3382090738104882470.post-38567553510064883882011-07-25T17:05:00.000-07:002011-09-11T10:15:51.271-07:00UPGRADING A STANDARD URBAN BALCONY (PART 2)<p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110725.000.jpg" alt="modern balcony furnishing panton chair white M2JL STUDIO | modern interiors" /><br/>The outdoor furniture is finally here! I got two Panton-style chairs and a round aluminum table. The chairs can be used outdoor or indoors and are stackable. They don't take a lot of space, which is ideal in a small space like this, and they are really easy to clean.</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110725.001.jpg" alt="modern balcony furnishing panton chair white M2JL STUDIO | modern interiors" /><br/>Putting the table together was interesting. Not that it was difficult (it only took me 10-15 minutes), it just was not obvious right away. Some of the parts were pre-assembled and not all the pieces in the box were drawn on the sheet. But all the pieces were there, including an extra one.</p><br/><p style="text-align: justify; font-family: arial;"><img src="http://m2jlstudio.com/images/2011/20110725.002.jpg" alt="modern balcony furnishing panton chair white M2JL STUDIO | modern interiors" /><br/>It took me a couple minutes to realize that the "extra" piece above was not part of the table, but was a tool to tighten the bolts. A little trick to keep yourself organized is to identify tools like these. I like to use labels.
